What are the Lead Paint Abatement processes?

Lead paint removal, also known as Lead Abatement is a safety action designed to decontaminate or prevent contamination by removing, replacing, enclosure or encapsulation of the surface.

1. Removal: The lead-based paint is removed by employing a wire brush, and efficient electric sanding with HEPA vacuum filter.

2. Replacement: A rather drastic action that demands the complete replacement of windows, doors, woodwork or any contaminated surface.

3. Encapsulation: This involves trapping the lead-based-paint by rolling a watertight sealing bond that actively serves as a coating and prevents any harmful effects from seeping out.

4. Enclosure: The enclosure involves covering up the old surface with a new one. The general practice is to cover it up by new drywall, windowsills, or a more radical aluminum or vinyl cladding. The drawback is the exposure, so it needs the utmost care and high level of expertise.

Our team of professionals will reach you at your site, equipped with up-to-date, and state of the art equipment and a qualified Licensed Lead Inspector, who will perform the initial testing. You will be entitled to a comprehensive Initial Inspection Report, fully detailing the contamination.

After the inspection, the lead abatement contractor will determine the complete extent of the job through consulting the Initial Inspection Report, and determine a best suitable method of abatement among removal, replacement, enclosure, encapsulation; as per the scope of project and severity of the contamination suggested by the inspector. Upon agreement on the scope, the work of the abatement will be carried out within the defined instruction provided by the compliance.

Once the abatement process is completed, the owner will be entitled to a final inspection where Licenced Lead Inspector will return to make sure that the clean-up job is thorough, generally using the residual testing such as ‘Wipe Tests’ and certify that the compliance of Environmental protection laws has been met. Upon the final inspection Commonwealth Lead Removal and Painting LLC will deliver the Final Inspection and the Letter of Compliance finally declaring that your home is safe, ‘lead-free’, and ready for you.
